Brodie Mountain Ski Resort

The Snowy Owl Resort aka/ Brodie Mountain is 500 acres which was the former historic home of the Brodie Ski Resort located at 36 Williamstown Road in New Ashford, MA  01237.  This property originally began operations in 1964 and was one of the premier ski resorts in the area.  Over the years, however, the resort lost its market share to nearby Jimminy Peak.  While the property still has remnants of the old ski resort including chair lifts and towers, most of the buildings, including the base lodge are long gone.

With that said, this property is still spectacular with old growth forest and a vertical elevation of 1,250 feet.  The Commonwealth of Massachusetts still has a fire tower that they use on the property.  The property also has a telecommunications tower and there are 10 industrial wind turbines located on the adjacent peak to the west.

The property also has land use approvals for 324 residential dwelling units with ancillary commercial and recreational uses.

It is suggested that this property may be well suited for an outdoor adventure park for zip-lines, a water park, mountain biking, ATV and snowmobile trails as well as resort-type housing.  Also, additional wind turbines, a Berkshire mountain spring water supply, timber resources and the potential for a university research and experimental station for forestry.

The adjoining property is also available.  The Kelly Farm is a former dairy farm located on 394 acres.  This property has a large dairy farm and hay shed.  This property has no land use entitlements but does contain eight recorded frontage building lots.  The Kelly farm has old forest timber and ridge-line for possible wind turbines. A land plan showing the connection from Kelly to Brodie Mountain is shown to the left along with a concept plan for a small golf course and SFD building lots.

Lake Wallenpaupack, Pike County, PA

The Cottages on Lake Wallenpaupack

This property is one of the few remaining resort lakefronts on one of the largest power boat lakes in Pennsylvania located within 100 miles of New York City.  This lake was constructed in the 1970's by Pennsylvania Power and Light Company for a hydro electric reservoir.  PPL operates the hydro power plant at the northern end of the lake in the town of Hawley.

This property is also one of the only properties on the lake which is serviced by a centralized public sewer and water system.  The property is currently vacant and is in the land planning process.  The project has the capacity for 320 dwelling units and some ancillary commercial service uses.  In addition, the property has approval for 500 boat slips and a small marina.

PlanScapes is preparing the Master Vision Plan for this property to emulate an historic Adirondack lake-style village.  This property when complete will be considered one of the most outstanding lake front resorts in the Pocono Mountains.
