PlanScapes is a design studio specializing in the master planning and acquisition of real estate projects.  Our experience is in site selection and envisioning development designs that enhance the natural as well as built environments.  We also add value by obtaining governmental entitlements and value engineering site development plans.

PlanScapes also designs and creates rainwater conservation systems for homes and neighborhoods using sensible best management practices as well as site sourcing of alternative energy sources including wind turbines and solar farms.  PlanScapes is well suited to represent our clients varied real estate needs from land acquisitions and sales to investment opportunities to land use and development planning and management.  Our primary market areas are in New Jersey, Upstate New York and  Pennsylvania.

RECENT PROJECTS

Master Resort Development Plan

This project is for the visionary land plan for one of the premier lakefront properties on Lake Wallenpaupack, in Pike County, Pennsylvania just northwest of the Pocono Mountains.

The vision for this plan is to create an Adirondack style village with 320 cottage units.  Each village will have it's own unique sense of place and access to the lakefront.  The village will also contain a lodge and inn.

Based, in part, upon an evaluation of the current resort housing stock in this lake community, and comparisons to other lake communities including Lake George, New York, a fractional ownership
approach is suggested for the project.  Fractional-share ownership is fee-simple ownership of a portion of the real estate, rather than ownership in the entirety.  This concept allows two, three or four owners to own a resort dwelling in common, with each owner having exclusive rights to the property during set weeks of the year, on a rotating basis from year to year.  Typical quarter-share ownership would provide three weeks per each season, or 12 weeks each year to use the property. The remaining weeks are reserved by the property management company for maintenance, repair and/or special occasions.  In this economy, we believe having a lower entry-level price point for vacation resort homes while obtaining a higher overall asset sale value, will benefit the marketability and economics of the project respectively.


Master Disposition Plan of Former Resort

This Master Plan is for the sale of an historic resort property located in the scenic Berkshire Mountains in northwestern Massachusetts. The intent of the master plan is to plan a strategy for the sale of this surplus property owned by a national resort owner.  This asset includes approximately 850 acres with various resort facilities and uses in some level of disrepair including a former ski resort and entitlements for approximately 325 resort dwellings and a New England style village.

This program will inspect the assets and prepare a market assessment relative to competitive resort properties in the market area served.  Once evaluated, a strategic plan for the sale of these assets either in whole or in part will be developed.  As part of this plan, the property will be evaluated for alternative energy sourcing including wind turbines, the possibility of a natural spring water supply, woodland and timber resources management, a possible college satellite research center, and resort land sales.


_Municipal Master Plan for 330 Acres

This Master Plan is intended to develop a strategy for the use and sale of surplus municipal owned land that includes a golf course located in eastern Pennsylvania. The Master Plan will evaluate the property including its environmental characteristics as well as access and circulation to determine its potential for municipal and non-municipal purposes. This Plan will be a guide for municipal officials as a means to maximize the asset value by identifying portions of the property best suited to be subdivided and sold, along with protective covenants to prevent less desirable uses from being placed on the property in the future.  Once completed, the Plan will also suggest a marketing strategy to sell the identified surplus property in accordance with the Second Class Township Code.




_Master Disposition Plan for Bank Owned Assets

This Master Plan includes a dozen bank owned properties located in Northeastern Pennsylvania comprised of individual single-family building lots, to individual commercial properties, to large-scale approved and partial improved subdivisions and a golf course.  This Plan will provide an estimation of value for each asset and will provide an assessment of the current status of approvals, entitlements and improvements of each asset as a means to identify and/or add value to each asset. A maintenance and/or repair program for each asset will also be prepared to enhance the marketability of each property.

Once evaluated, a disposition plan will be prepared for each asset which may include outright sales to know customers, auction sales, or sale of the note and mortgage to investors.


Master Acquisition Plan for Grocery Store

This Master Acquisition Plan is intended to locate and plan for up to four new grocery stores near Binghamton, New York.  This plan has identified various sub-market areas and located the various competition in each sub-market area. Various locations have been identified with the preparation of land plans for each suitable property.  The Plan is now in the acquisition stage of program development.



_Student Housing

Working with a national provider of university student housing, we are targeting and master planning sites in downtown's adjacent to various universities that currently have a shortage of housing to accommodate their growing student housing needs.  Some markets of interest include Cornell University in New York state, East Stroudsburg University and Lehigh University in Pennsylvania, and the college town of Amherst in western Massachusetts.



Siting of Grid-Tie Solar Systems

Working with a regional solar service developer we located and coordinated the land planning and zoning analysis of various solar fields on municipal brownfields in New Jersey.
